Renting in Aurora with an assistance animal

Aurora has about 410,000 residents and added nearly 24,000 people between 2020 and 2025, growing faster than either Denver or Colorado Springs. It spans three counties, which occasionally confuses tenants about where to direct a complaint. The answer is simpler than it looks: housing discrimination complaints go to the Colorado Civil Rights Division statewide, regardless of which county your address sits in.

One of the most diverse cities in the country

Aurora has a large immigrant and refugee population and a great many households navigating Colorado housing law for the first time, sometimes in a second or third language. That matters because the most common reason an accommodation request fails here is not refusal, it is that nobody knew the request existed as an option.

The shape of it is simple. Put the request in writing. Attach the letter from a Colorado-licensed clinician. Ask for a written decision by a date. Keep copies. If you are refused, the Civil Rights Division takes complaints and filing costs nothing.

Large apartment complexes

Aurora's rental stock leans toward mid-century and newer garden apartment complexes along Colfax, Havana and the light rail line, many under professional management with documented pet policies and fees. An approved assistance animal is exempt from those fees under Colorado law.

The 2026 law matters here

HB26-1045 removed the two arguments Aurora tenants heard most: that the animal is inherently a threat, and that it will inherently damage the unit. Neither can now be presumed from presence alone.

Across Aurora

We write for tenants in Original Aurora, Del Mar Park, Havana, Hoffman Heights, Village East, Southlands, Tallyn's Reach and the Anschutz medical campus area.

The 2026 law that changed this

Colorado signed HB26-1045 in June 2026 and it took effect that August. It wrote emotional support animals into the Colorado Anti-Discrimination Act as assistance animals, and stated that an assistance animal's mere presence is neither a direct threat nor presumed to cause property damage. Colorado also requires a bona fide provider-patient relationship before an ESA letter is issued, so a genuine evaluation is not optional here. Both are covered in full on our Colorado ESA laws page.

Aurora ESA letter questions

Aurora spans three counties. Where do I file a complaint?

With the Colorado Civil Rights Division, which handles housing discrimination statewide. Your county does not change the agency or the process.

Does my letter need to be in English?

The letter is written in English because that is what landlords, agencies and courts in Colorado work in. If English is not your first language, mention it when booking so your consultation can be arranged in a way that works for you.

My complex charges a $300 pet deposit. Does that apply to my ESA?

No. An approved assistance animal is not a pet under Colorado law, so pet deposits, pet rent and breed fees do not apply to it. You remain responsible for actual damage.

Do I need a lawyer to make the request?

No. It is a written note to your landlord with the clinician's letter attached, and filing with the Civil Rights Division if refused is free and needs no lawyer.
