Fort Collins has around 171,500 residents and grew modestly at 1.0 percent since 2020. Colorado State University dominates the rental market, and the neighbourhoods around campus turn over every August on an academic rather than a calendar year.
If you live in university housing, your assistance animal request goes to CSU's disability services office rather than to a landlord. Residence halls are generally covered by fair housing rules, so the accommodation right applies, but the process and deadlines are the university's own.
Those deadlines usually fall well before move-in. A request made in late August frequently misses the cycle, and that is a scheduling problem no documentation can fix afterwards. If you want your animal with you in the fall, start in spring.
Fort Collins has long had occupancy limits on unrelated adults sharing a dwelling, which pushes students into particular housing types and makes rooms tight in August. Landlords near campus are experienced with pet questions and usually have set policies, so ask before signing rather than after.
Old Town's older housing is often subdivided and individually owned, with legacy no-pet clauses that do not survive a properly made accommodation request. Newer complexes toward Harmony and the south of the city are professionally managed with documented processes.
We write for tenants in Old Town, Campus West, Midtown, Harmony, Rigden Farm, Timnath-adjacent developments and out toward Wellington and Loveland.
Colorado signed HB26-1045 in June 2026 and it took effect that August. It wrote emotional support animals into the Colorado Anti-Discrimination Act as assistance animals, and stated that an assistance animal's mere presence is neither a direct threat nor presumed to cause property damage. Colorado also requires a bona fide provider-patient relationship before an ESA letter is issued, so a genuine evaluation is not optional here. Both are covered in full on our Colorado ESA laws page.
Pricing is identical in every Colorado city. You are charged only after a licensed Colorado clinician approves your letter.

Through the university's disability services office rather than the housing office, with documentation from a licensed provider. Deadlines usually fall weeks before move-in, so start in spring for a fall semester.
Yes. Private student rentals are ordinary housing, so Colorado's accommodation rules apply exactly as they would anywhere else in the state.
No. A housing accommodation does not create general campus access. In Colorado only task-trained service animals have public access rights.
An approved assistance animal is not a pet. Put the request in writing with the letter attached and ask for a written decision. Since HB26-1045 a blanket prohibition is presumptively discriminatory in Colorado.
