Colorado ESA and PSD letter pricing

One flat fee per letter. No subscriptions, no renewal traps, and nothing charged unless a licensed Colorado clinician approves you.

HIPAA Compliant
256-bit SSL Encrypted
FHA Compliant Letters
ADA Compliant Letters
No Charge If Not Approved

One price, charged only if a clinician signs

No subscription, no auto-renewal, no headline figure that grows at checkout. Your card is authorised at booking and captured only once a Colorado-licensed clinician approves the letter. A decline releases the hold.

Worth saying plainly: the consultation is the expensive part of this service and the part Colorado law requires. Anything priced dramatically below what you see here is almost certainly skipping it, and a letter with no evaluation behind it is the one your landlord challenges first.

Choose the letter that fits your situation

A single fee, billed once. Your card is held at booking and charged only when a Colorado-licensed clinician signs. A decline releases the hold.

What the fee actually buys

A qualifying evaluation

A live consultation with a Colorado licensee, structured to meet the bona fide relationship standard under C.R.S. § 12-245-229.

The signed document

On clinical letterhead with name, licence type and signature, written the way Colorado property managers and HOA boards expect to read it.

Unlimited reissues

Wrong unit number, a board wanting the animal named differently, a move mid-lease. Corrected free, as often as needed.

Statewide coverage

Front Range, Western Slope, San Luis Valley, Eastern Plains and the mountain towns.

Encrypted handling

256-bit encryption in transit, encryption at rest, HIPAA-aligned access controls. Never sold, never used for advertising.

A straight answer

If an ESA letter will not do what you need, your clinician says so and points you at what will, including doing nothing.

What the fee does not buy

  • A guaranteed approval. The clinician reaches an independent judgement, which is precisely what Colorado requires. A service promising approval in advance has told you how seriously it takes that.
  • A guaranteed yes from a landlord or HOA. HB26-1045 made a blanket prohibition presumptively discriminatory in Colorado, which is a strong position, but no letter compels anyone. We give you solid documentation and honest directions if you are refused.
  • Registrations, certificates, ID cards or vests. None carries legal weight anywhere in the United States.
  • Legal representation. We are a clinical service. Refusals go to the Colorado Civil Rights Division, and filing there is free.

How billing works

Major credit and debit cards, processed by an encrypted third-party provider. We never see or hold your full card number. Your statement will show one charge with nothing recurring attached. The refund policy sets out every scenario in detail.

Pricing and billing questions

When exactly am I charged?

Your card is authorized when you book and captured only after a clinician approves your letter. If you are not approved, the authorization is released, usually within a few business days depending on your bank.

Is this a subscription?

No. It is a single charge for a single letter. There is no auto-renewal and no membership.

Do you charge extra for a rush?

No. Fifteen-minute delivery after approval is the standard service for most Colorado clients, not a paid upgrade.

What if I need both an ESA letter and a PSD letter?

Raise it during your consultation. In almost every case one document is the right fit, and your clinician will tell you which. We are not going to sell you two letters you do not need.

Can I get a refund if my landlord rejects the letter?

Read the refund policy for the full terms. In short, we will first reissue or clarify the letter at no charge, since most refusals come down to a formatting or detail issue that is quickly fixed.
