A large military population and constant PCS turnover make Colorado Springs unlike any other rental market in the state.

Colorado Springs has around 495,000 residents and grew 3.1 percent since 2020. Fort Carson, Peterson Space Force Base, Schriever and the Air Force Academy shape the city, and that produces a rental market with unusually high turnover and a lot of tenants signing leases sight-unseen from another state.
If you are arriving on orders, raise the accommodation at lease signing rather than after you move in. PCS timelines are tight and reversing pet charges from a distance is miserable.
One thing worth knowing: the letter should come from a Colorado-licensed clinician and reflect your Colorado address. A letter written in your previous duty station's state is the first thing a Springs property manager questions, and Colorado's own bona fide relationship rule under C.R.S. § 12-245-229 attaches to Colorado licensees.
If you live in on-post housing, that is managed under separate federal arrangements, so ask your housing office about their process before assuming the civilian route applies.
Given the population, a larger share of our Springs consultations concern task-trained psychiatric service dogs than anywhere else in Colorado. If your dog performs a specific trained task, say so when booking, because a PSD letter documents something an ESA letter cannot.
Briargate, Powers and the newer developments north and east are extensively HOA-governed. An association is a housing provider under Colorado law with the same duties as a landlord. Send your letter to your landlord and ask them to file it with the association.
We write for tenants in Downtown, Old Colorado City, Manitou-adjacent neighbourhoods, Briargate, Rockrimmon, Broadmoor, Fountain Valley, Powers and Falcon.
Colorado signed HB26-1045 in June 2026 and it took effect that August. It wrote emotional support animals into the Colorado Anti-Discrimination Act as assistance animals, and stated that an assistance animal's mere presence is neither a direct threat nor presumed to cause property damage. Colorado also requires a bona fide provider-patient relationship before an ESA letter is issued, so a genuine evaluation is not optional here. Both are covered in full on our Colorado ESA laws page.
Pricing is identical in every Colorado city. You are charged only after a licensed Colorado clinician approves your letter.

A single fee, billed once. Your card is held at booking and charged only when a Colorado-licensed clinician signs. A decline releases the hold.
Book once you have your Colorado address and lease details. The consultation happens online so you need not be in the state yet, but the clinician must be Colorado-licensed and the letter should reflect your Colorado address.
Often not well. Colorado requires a bona fide provider-patient relationship with a Colorado licensee, and Springs property managers know it. A fresh Colorado letter is usually the cleaner route.
On-post housing operates under separate federal arrangements, so check with your installation housing office first. Off-post rentals follow ordinary Colorado law.
If your dog is individually trained to perform a task tied to your disability, the PSD letter documents that and covers public access. If the animal helps through presence alone, the ESA letter is the honest fit. Your clinician will say which.

Same-day appointments are usually available, seven days a week. If the clinician does not approve you, there is no charge.
